Manhattan2Rent knows how complex and confusing the process of finding the right rental apartment in Manhattan can be.
We tried to put those questions together that are typically asked by our clients. The answers to the questions set forth below are solely for informational purposes and should not be relied upon. Kindly consult with your advisor before entering into any agreement.
How long before my lease expires should start searching for an apartment?
Ideally between 3 to 6 weeks before your intended move-in date. That gives you and your agent enough time to explore, view and decide on your new home.
Who has to pay the brokerage fee?
Unlike property sales in rental brokerage the prospective tenant has to pay the agent.
What do I get in return for paying a brokerage fee?
Besides the professional service and an in-depth market knowledge your agent will take you through the complete process of finding a new apartment rental for you. Most importantly, your agent has access to Manhattan's largest inventory of apartments: you'll simply have more choices within your budget and/or within your desired neighborhood.
How long will it take me to find the right apartment I'm looking for?
Depending on your preferences and how soon you need an apartment, you might find it within a few days. Also, don't forget to get your paperwork ready. Most people do underestimate this part of the process. Your agent will support you with information and documentation.
Are rents lower in 2002 than they used to be?
The high-end market of apartment rentals with a monthly rent over $6,000 has softenend in the past 12 months. Nevertheless, if your are looking in the price range of up to $3,500 don't expect any big price drops.
Can you recommend a reliable moving company?
We can surely recommend a reliable mover. Just ask your agent and he/she will help you.
After finding the right apartment what paperwork do I have to submit?
Depending on landlord and building there is a specific application process. Your agent will help you to collect and check-list the required items. See our section Prepare yourself for more details.
What is the best neighborhood in New York?
Obviously, different people will give you different opinions on this question. See our Rental Guide (Neigborhoods) to find out more about each distinctive neigbhorhood in Manhattan.
I'm busy during the week. Can you show me apartments on the weekend?
Sure, we try to accommodate every client's preference. Make sure that your timing for your apartment search is right: don't be too early (no more than 4 weeks before intended move-in) an not too late (keep in mind that there's an application and approval process).
Is the building pet friendly?
Some buildings allow dogs and not cats, some allow none at all. It depends on the building.
Where is public transportation?

Can I put up a wall?
This depends on each buildings policy. Many landlords allow tenants to construct pressurized walls, not permanent ones. Bear in mind that many landlords require that upon vacating the apartment it must be restored to its original condition, otherwise you may be penalized.
Does the building allow guarantors?
At the discretion of the landlord, some allow New York State only, others allow Tri-State area residence - some only look for United States residence.
Will the apartment be painted?
Not always.
Will the apartment be cleaned?
Most of the time apartments are cleaned and painted but you should always ask for sure.
Do I have to pay for water?
No, this is not charged to tenants.
What is included in the rent?
Usually heat and hot water. Electric heat is not, that would be included in your electric bill.
What are the utilities?
Gas and electricity.
What is a security deposit?
A deposit is generally one months rent, though this can vary in each building. This money is used in the event of damages to the apartment. This money may not be used to pay the last months rent.
What are the lease terms?
Typical lease terms are one or two years.
Can I put my own lock on the door?
Yes. A copy of the key must go to the landlord.
What amenities are in the neighborhood?
Each neighborhood varies regarding the number of surrounding shops. For the most part Manhattan contains an abundance of grocery stores, dry cleaners, video rental shops, and other services within short proximity to most residential areas.
Can I paint the walls?
Yes, but they must be restored to the original color before you vacate.
Will the apartment be pre wired for phone and cable?
Most new buildings are pre-wired for cable and phone lines must be activated. If not, arrangements can be made to install these services.
Will I need to show tax returns?
Paper work requires an application, credit check, letter of employment, pay-stubs and recent tax returns
How long does it take for approval?
Varies, a rental can take one hour to one week. A coop sublet can take several weeks depending on when the board meets.
What does my guarantor need to do?
A guarantor must earn twice the income requirement as the tenant.
How much do I have to earn to be approved?
Your gross income must equal 40-50 times one month?s rent.
What is an alcove studio?
Usually a recessed area within the apartment that can be divided into a separate space (See Glossary for this and other apartment types/sizes)
What is a convertible three?
A two bedroom with an alcove or dining room that can be converted into a bedroom. (See Glossary for this and other apartment types/sizes)
What is a junior four?
A one bedroom, often with, a bath and a half that has a dining area that can be converted into a second bedroom. (See Glossary for this and other apartment types/sizes)
What is a rent-stabilized apartment?
Rent stabilized units in New York City are those apartments in buildings of six or more units built between February 1, 1947 and January 1, 1974. Tenants are entitled to receive required services, to have their leases renewed, and may not be evicted except on grounds allowed by law.
What is a rent-controlled apartment?
For an apartment to be rent controlled the tenant must have been living there continuously since before July 1, 1971. When a rent controlled apartment becomes vacant, it either becomes rent stabilized or is removed from regulation.
Can I sublet my apartment?
This depends on the landlord and building. For the most part you must make your intent clear upon signing the lease. If you do sublet your apartment you must reoccupy the space as your primary residence when the sublease expires.
